Nancy Hormann

Hormann & Associates' principal and founder

has had 35 years of experience developing innovative and cost effective marketing and management programs for downtown and tourism organizations. She leads a team of effective and innovative partners with a proven record of success in start-up situations -- developing new business, significantly increasing sales, market share and profitability, and managing and designing concepts from start to finish.



Her Experience as a Practitioner



For the past 6 years she has been leading the effort to vitalize Downtown Tempe’s Mill Avenue District as its President and Executive Director. She has worked to create a public/private partnership that is dedicated to changing and managing what once was perceived as a college bar destination with over 600,000 sq feet of empty retail to having an over 90% occupancy rate. Downtown Tempe is now also one of the most active office markets in the country.


Ms. Hormann has served as President & CEO in Dallas, TX and Raleigh, NC. While in Dallas she concentrated on the revitalization of Dallas’ Main Street District. The Downtown historic district was transformed from an abandoned corridor to a vibrant thriving retail-residential core, adding over 2,000 residential units and 40,000 square feet of retail, through innovative marketing programs.


Prior to her tenure in Downtown Dallas, Ms. Hormann served for four years as Vice President, General Manager of Southlake Town Square – a newly built suburban downtown. In charge of the project from prior to opening through three expansions, she positioned the project as one of the top shopping/entertainment destinations in the DFW Metroplex in less than 2 years.


Ms. Hormann served as Executive Director and was charged with the creation of the Union Square Business Improvement District and promote San Francisco’s premier shopping destination.


In 1994 while serving as Executive Director of the Sacramento Downtown Partnership, she worked other California cities to change California Business Improvement District (BID) legislation and then formed the state’s first Property Based BID in Sacramento. Ms. Hormann won the International City Managers Association top award for the most creative and effective Downtown marketing campaigns in 1992 and 1993.


After completing that effort she worked with the International Downtown Association, centering her efforts on California BID formation. She led the effort to form fifteen more districts throughout California including San Francisco, Los Angeles and San Diego.
